renting a flat in Tung Chung?

    Hello guys,

been looking for a 2 BR flat in TC but it seems that the renting prices on the net (ex. gohome.com.hk) are different from those at those actual estate agents. I've been checking almost every corner of HK to find an ideal place to live in. and now i think TC would be it.
due to my limited budget, i still need to find the most affordable renting price in TC. anyone got any ideas?
I would not mind renting a flat unfurnished as i kinda figured out that it would be still a little cheaper even if i buy furniture on my own.

    1. what would be the most reasonable way to rent a flat in TC?
    2. what would be the minimum budget to rent a 2 BR flat in TC?
    3. have seen this : Sometimes owners advertised on the clubhouse notice board , ParknShop supermarket notice board. : any other ways to contact owners directly?

    appreciate your valuable advice.

The rental prices on gohome are for "reference only". Get yourself out to TC and check out the agents - and also the PnS noticeboard as sometimes owners post flats there.

I am also looking for a flat.
Market price at range of 8~10HKD/sgft.
    For example, 900 sgft x 8HKD= 7200HKD.

what you see on Gohome.com are all post by Agent, so the listing price is only for reference. If you tried to contact with agnet, and asking for a visit. They will tell you the flat you want is rent out, instead, they will suggest you others which are more expensive and normally have been posted for rent for long time. They are hoping you can take it and saying they will help you to get a best bargain from landlord.
Anyway, just DO Not trust Agent.

I've given up flat looking. Recently, HK house price has been up in a historical high. Landlord tends to sell the flat intead of to rent. Not many choices for rent. I will wait until Sep.

thanks a lot for the replies.

i went to TC and checked the market prices.
2 br unit (730sqf) in Caribbean coast is 7.5k (partly furnished)
and 7.8k (full furnished but the furniture in quite a poor condition)

1br unit (550sqf) in ?? skyline is just over 7k!!!
    (only partly furnished)

guess these are prices from those agents in TC.
PRICES ARE CERTAINLY GOING UP AND IT MAKES ME FEEL SO BROKE...

Ummmm you guys are trying to negotiate aren't you?
Theres a surplus of empty apartments in TC and always has been so you should be able to knock the prices down.

    Hi Jimbo,

    Thank you for the advice.
Yes, tried to negotiate and some of them could be negotiable only with a couple hundred HK bucks down... i been checked almost all the agents in TC but just about the same prices...
any better ways to find a flat with better prices in TC???

7K is around the going price for a 2br in CC, dont think you can get much lower than that but of course depends on your negotiating skills

Usually by the exits however sometimes they're usually covered up by boxes if they're preparing to do deliveries.
