You are reading too much into it too. My points are quite simple.

    1) I don't know how much degredation is due to the OP's walls. But then I doubt you do too

    2) A newer router on AC may well out perform the one the OP is using, in his current use case. I'll highlight the word 'may' again.

    3) The OP already said he wanted to upgrade to a new router, does not hurt to try both 2.4 and 5.

5Ghz, through the wall as well

p.s. Wall is 150mm thick concrete and there is a closet behind it.

Ah, but did you have the "beamforming through trousers" option enabled on the AP.

It enabled by default on the 86u, he should disable it and see if it makes any difference

    Yup in a different room. I am using a Netgear X4S and a 2013 MBP 15.

FWIW tried this on the way to take out the garbage. 3 walls of ~150mm thick. 2.4Ghz had issues connecting but when connected the upload was better. 5Ghz connected without issue and the download was better, but the upload was bad. Not a good sample size, just for #$*%s and giggles.

Anyway I would wait until Netgear fixed all their firmware issues before giving them a Nobel.

Of course the signal strength will drop lol, if that is what you are debating about I completely agree. I live in Skypark btw.

I never said anything about repeaters but I think the odds are pretty good that having one after each wall will help.

You are looking at the 1BDs. I have the larger 2BD corner units. The wall betweent the living room and bedroom is a lot thicker than 75mm.
