i started my first one with about 600,000 HKD..but i think i needed a cash call of about 300-400K above and beyond that. So assume you need about 1,000,000.

For 1000 SF place, you are talking lettable i guess? that would mean about 1500 gross at anywhere from 15-35 psf...so abotu 25 - 50,000 HKD a month. Then you got your renovation which will cost about 150-200K. If I were you, i would consider partnering with a business and work profit share. That way you don't get the full upside, but you also aren't exposed to the full downside.

I agree with carang, a lot of pple overestimate the simplicity of starting and operating an education center. There is more competitive every day (from private tutors and new firms) so it really depends. As for advertising, i think it depends on the type of education business you have. Some are locale based so only need word-of-mouth, others serve a specific need and need to advertise a lot more.

You can buy into a centre or own any business in HK but you cannot work in this business without a visa. No way around it.

Unless of course you do what everyone else does in this situation.
Register a company and write your own new/transfer work visa application on behalf of the company from a position of company secretary. Simple.

I'm curious to know your criteria for teachers. I ask because I remember my sister was a teacher for a while and that's roughly what she was paid as well.
