    Tenant left without paying rent / how to find him ?

    I wonder how do I go finding this tenant who has left the unit with unpaid rent ?

    I made a B/R search and filed a case in small court, the tenant did not appear
    in court so I got an award/order in my favor. The addresses in B/R search are
    registered under someone else's name.

    How do I find an address/business under the person's name that I am looking for?
    I tried Land search, but no luck.

    The only way for him to pay up is to declare him bankrupt, how I do that? I believe
    I need to have an address/business under his name, right?

    Please help.

    Did you have a security deposit?

    if you know where he works then you could contact his employer. a friend of mine had a similar problem. the tenant left a few months before the contract would end left several unpaid damages in the apartment. luckily my friend knew where he worked and sent an e-mail to the company. the tenant replied the e-mail immediately asking not to involve his employer in the dispute since obviously he need to protect his reputation within the company (he is captain of a commercial plane).

    Sorry, no idea. I think he is self employed.
    Left before the contract expired, also left with his unwanted items, for which I need to
    pay someone to remove and dispose which is going to cost me $1-2k.

    How do you know he hasn't left hk?

    This is why its always good idea to take extra care to pick and choose a good tenant and ask them their employment details and security deposit. Not to the point of invading their privacy, but if possible, its better to get an idea of the background of the tenant, his past tenancy record and criminal check.

    None of the above things may 100% protect you from a bad tenant OP, but it does reduce the risk of getting one.

    I agree, going to do that from now on. I guess, I learn't my lesson
