    LOHAS can also be compared with Caribbean Coast, in Tung Chung.
    These are at the two opposite ends of the MTR network.
    It can also be compared with properties at Park Central in nearby Tseung Kwan O (TKO), and the "benchmark" estate in Taikoo Shing (TKS), on HK Island.
    LOHAS has for a long time been priced at approx 50% of TKS. Will it stay there?

    I think the 50% discount to TKS is too big, especially since properties at
    LOHAS Park are new, and TKS is very old.


    I see the Discount narrowing over time, as:
    + More trains roll into LOHAS (it is now 1:3 or 1:4), and
    + More shopping is added at LOHAS in future years

    Wasn't LOHAS Park a designated garbage trash site for Hong Kong before? And now they just built housing on top of it?

    Have you been to LOHAS Park and/or spoken to people who live there.

    I suggest you do that, before you engage in the usual stupid HK practice of repeating "received wisdom". It is oh-so-boring

    + CK Hutchison has priced its first 330 units at Hemera at :
    HK$9,863 ($7.36mn? : 746 sf) to HK$12,402 ($14.13mn? : 1,139 sf)


    + After discounts of up to 18 percent, that brings prices down to:
    HK$8,088 pssf (HK$6.03 million on 745 sf)

    That's at least 21 percent lower than homes launched by Kah Wah at Twin Peaks in TKO

    Having been to both TKO and Lohas Park, I'd expect at least a 20% discount for the latter if the flats were similar. Lohas Park really is the arse end of nowhere, whereas TKO and Tiu Keng Leng are a bit more interesting.

    Also need to factor in CK Hutchinson uses lower quality construction material compared to K. Wah.

    My table above, shows LHP running at an approximate 50% discount to Tai Koo Shing - a much older, and less modernized area.

    Things are coming which may shrink that discount. The main one is: a more frequent train service with more direct service. Others are : more shopping, more restaurants. Those who buy now, are betting on some inevitable improvements

    Just curious - when are shopping centres getting built in or near Lohas Park? Can't imagine it not happening but it just feels so isolated right now.

    when this gets built LOHAS park and TKO is going to get a lot better and prices should rise.
