    In this town if they say 7k, it could mean 5.5k Or 10k. But certainly not 7k. That would be too straight forward.

    8m - yeah that's between 8m & 10m.

    Should agents do this & that? Who cares! They don't, nor do the regulators, if there are any.

    But I think the point is that there are always going to be good and bad eggs, and individual branches may have different cultures from others.

    Definitely shop around, and just be aware of the games & tactics some agents get up to. Don't take everything at face value.

    A lot of property price listing in HK are fake or not reflecting the reality. They do not want people to see the real market as they want their sweet commission. I once scraped millions of transactions from centanet, and found out a lot of them didnt reflect what some agency are saying.
