Estate agents can usually access these records and will give you a copy for free. They do this if you're renting or showing an active interest in buying the property.

IRIS is the official place to order the searches. There is a help/FAQ section. Just make sure that the item that you want to order is the correct one. Once you've paid, you can't change it.
