Man you guys are moving to Malaysia and you are acting like this its a chill place and you should be like this except when covid comes knocking on your door

Everything there can be resolved with the right ...................

Someone mentioned getting citizenship there, you should be aware the country does not allow multi passport. But again can be resolved with the right ...................

country garden marketed it to PRC so you have ghost towns where people don't care about selling. Same for other places in KL etc. Property are so cheap people just leave it to rot if they can't get the right price. Unless you are local and desperate to get a few hundred K. Not much leverage involved as those who buy proper houses (usually in cash) can afford to hold them. Only people who buy low cost housing struggle to repay loan and you don't really want to buy those crappy apt

I've seen this happen during 97 bust, prices never fell for 10 years but neither did they go up

That is what set things in motion. Country Garden is made by a Chinese developer who promoted it in China. And (incorrectly) claimed that if you buy a unit there, you get MM2H with it. Which is not necessarily the case. When the Malaysian powers-that-be (M) got to hear about that marketing campaign, they got angry, shouted "we don't want these Chinese", and put the MM2H program under review. And the CCP put capital restrictions in place, preventing Chinese from paying for real estate abroad (coincidentally at around the same time).
That development project became a real mess, and some other projects elsewhere in Malaysia as well.

    - cash might be difficult for some of these folks with modest nest eggs which they thought would last a life time in Penang ..

    - shorter renewals means the terms for renewals are more uncertain now as they get a 5 year visa

    - property glut in Malaysia means many of them may not be able to liquidate easily if they have to leave

Some of the civil servants, modest income retirees who have moved there seem to be ok but a large number are not - lot of ex colonial cop types in this group. The Vickers compound will be buzzing tomorrow..

Very messy ... Almost a self goal.

Let's see if there is some pragmatism that rises out of this once the news cycle dies down.

Second Home is usually people's plan B ... Don't think any direction is evolving. I suspect people need to give this some time to settle and see how it is practically implemented.

BTW, Thailand is overhauling retirement/investment/elite visa and likely coming up with more streamlined 4 pathways including digital nomad type visa with more clarity on taxation and possibly removing 90 days reporting requirement for all categories..
