    I am worried because HK residents are required to apply for a new digital ID card, and for the same reasons I describe I only have an old ID card, which will expire. Since I can't go back, I won't have a new ID with me in Canada.

    As far as I know, you would still have the same HKID number. it's not necessary to attach a softcopy in the POA, although the verifying lawyer is supposed to check it out when authenticating. so it shouldn't matter (to him) that it's expired.

    I have done this before. I sold a flat in HK that is in two names (wife and I) and both of us did not go to HK to sign any paperwork. We had a friend in HK that signed everything for us.

    You do not need any extra lawyer or solicitor, just the regular solicitor that you need anyway when selling HK property. From memory, they charged me a few $K more for the property settlement because they had to draw up the power of attorney paperwork. They email it to me, I print it out overseas, its just a paper that says my friend in HK can do all the signing for both me and wife. My wife and I both sign this paper, get it notarised, apostille or authenticated or whatever its called in Canada, mail it back to HK solicitor. Thats it, the friend in HK that is signing everything for me doesnt see this particular paper. They just rock up to solicitors office on day of signing all the regular paperwork, show their HKID, sign the papers, done in 5 mins.

    In your case, since one of the owners are in HK now, you dont need to find another friend to do the signing for you. Just give power to the other owner and then she signs everything twice for you as well.
