Ok, wow. I'm glad I've stumbled upon this forum as I'm moving to HK soon with my family. How do I spot an 'unscrupulous landlord'??? Sounds like there are some real horror stories out there!

First, you'll need a die, this site can help https://rolladie.net/

Then, you'll need to put all your faith in your gut.
If something, anything, doesn't feel right, congratulations! you've probably found an unscrupulous landlord!

You can get a flavour of what’s to come when negotiating a rental agreement. Additional weird clauses, unreasonable break clauses, odd return deposit conditions. They’re not ALL bad and there’s plenty on here, including a couple of landlords, that can advise before signing any paperwork.

Yes. They did have aircons but these were removed as this temporary low density prefab housing ended up as more expensive per sqft than just getting on and building proper high density housing

HEC and CLP residential electricity charges for Oct 2023 will dip slightly as the extra Fuel Surcharge fee (per kwh) is slowly dropping (same applies to commercial)

It would be great to have this in Europe and being able to tie it to the central heating.....

and then tie it to solar or wind turbine.......
