Beijing targets housing affordability, nearly quadruples land release to boost flat supply | South China Morning Post

Next year Beijing to release enough land to build 320,000 HK size flats. Our government does nothing about runaway property prices.

HK Gov at odds with itself

    1) Too much land released so halting land sales
Residential site tenders dry up as target exceeded - RTHK

    2) Not enough land
Land marked for public housing exhausted: govt - RTHK

There is obviously plenty of land

You can fool all of the people some of the time and some of the people all of the time

Did everyone believe C Y Leung, it only seemed to be government flunkies that repeated the message.

But Carrie has never promised to lower house prices. Her policy manifesto below

    Housing Policy
    5.15
The “housing ladder” will be rebuilt to provide families in different income brackets with the opportunity
to become home owners. On top of the Home Ownership Scheme (HOS), we will introduce affordable
“Starter Homes” for Hong Kong middle-class families, re-igniting their dreams to own a home. This will be
in addition to current public housing and HOS supply (including the Green Form Subsidised HOS).
    5.16
The supply of flats under the Green Form Subsidized Home Ownership Scheme will be increased to allow
public housing tenants with sufficient means to become home owners, thereby vacating their public rental
housing units for those on the waiting list.
    5.17
At present, some 250000 HOS units are with unpaid land premium. It is proposed that a pilot scheme be
introduced to allow owners of these units to work with social enterprises to let their units in order to
increase the liquidity of the HOS rental market.
    5.18
The Hong Kong Mortgage Corporation will be asked to look into means to refine the Mortgage Insurance
Programme so more assistance can be provided to first time home buyers who are permanent residents.

And she reconfirms her plans to continue to make HK un-competative for housing.

I didn't promise to cut home prices: Carrie Lam - RTHK

What was the point of the task force is she never planned to increase supply sufficiently to lower prices?

Caring Carrie Lam's task force really is a sham, even Tung Chee-hwa seems to think so.

Plans to further slice and dice to hit flat number targets and ignoring huge swathes of land that would make the city more livable. The average living space of each Hong Kong resident is 170 sq ft and due to get smaller. 18% reduction in size in the last 10 years of new flat size build. New York has only seen a 3% reduction as average size in expensive areas of 894 square feet, (compared to 1,022 in low-cost markets), "making it more difficult to trim additional square footage at an equivalent rate,"

Why do cars pay a smaller land premium than people?

Why the Pan Dems don't talk about living size apartments and discredit the slice and dice approach to hit 20,000 micro while only really releasing land for 15,000 tiny flat

What a shambles. Even the Kuk are asking why their land was left off the list...

Another body mocks the Government task force for not 'finding' land that is clearly available.

Hong Kong may not need 1,200 hectares of land for development in next 3 decades as officials estimate, NGOs say | South China Morning Post

    Just terrible governance.
