    What electrical items should the Landlord or Tenant be responsible for?

    At the start of a Tenancy the Landlord provides all electrical items in working order. Whatever Maintenance you agree prior, should be stated on the Tenancy.

    If nothing is mentioned on Electrical items and something goes wrong, would you expect the Landlord or Tenant to repair / replace?

    For example:-

    Air Con
    Water Heater
    Extractor Hood
    Induction Hob

    they are the LL's property, normal LL will fix or you fix (and you deduct cost from rent) most opt for you to fix and deduct cost in my experience
