Office space appropriate for product prototyping workshop?

Hi all,

I'm in the market for leasing office space that could serve as a combo computers-on-desks and metal-milling-and-welding facility. Considering my technical needs (industrial electricity for machines, strong floors, freight elevator), I've been mostly viewing renovated industrial spaces, but stymied by non-fluent Cantonese.

My company speaks Mandarin pretty well. Can anyone recommend a Mandarin- or English-speaking broker or realtor who might deal specifically in these types of properties? We'd prefer English. I've looked in Chai Wan, Kennedy Town, and Wong Chuk Hang, and generally need to stay convenient to Central for business meetings. Size min. 1500 ft^2, hoping for HK$10/ft^2, which I know is quite aggressive. I'd be willing to compromise on price before size.

Any help?
