to evict you for non payment is a long and tedious procedure, minimum it can take 3 months for the courts to do anything, if they want to evict you then off course you stop paying the full rent and wait it out until the courts have signed off and then you move out, by that time it would probably have been 6 months and you would have lived at the apartment free for 4 months (deducting the deposit). This advice is only for the people that have reached breaking point.
I think the threat of ending the rental agreement might be a good idea because they'd need to fix it anyway in order to find a new tenant. Saying that, though, rent prices are increasing so they may actually be hoping you do this.
