    Renting a Flat PROBLEMS!!

I am trying to rent a flat with a friend of mine an neither of us have an HKID, sponsorship, job etc. We put a deposit down on a flat we wanted to rent and signed the initial contract (not final contract). The contract says that if we or the landlord backs out of the initial contract, we are fined the amount of the first month's rent. Well, our landlady is getting very nervous renting to whities without work visas and I think she might back out. Does anyone have any suggestions as to how we can put her mind at ease? we already offered multiple months rent in advance but she does not seem interested in that concept so I need ANY suggestions! Also, if she decides to back out, how can we make sure we don't get screwed out of our deposit/compensation? Basically I need ammo for the upcoming battle. HELP!!!

You will just have to convince her that you're trust worthy. Sit down and tell her what you're going to be doing in HK and use your charm.

By the way, use the estate agent to the maximum.. he/she is out of commission if the deal falls apart.

It may be she's not only worried about both of you possibly skipping the rent, but in case just one of you might, you'd each have to show financial independence I think.

Also, try to emphasize if you can that you're both responsible adults who'll respect the property, and won't trash it or give the neighbours any grief (I'm giving you the benefit of the doubt here!) Good luck

If you have friends who could act as your reference, that might persuade or give you credibility to your landlord. I am not sure if that is a popular practice in HK
