Landlord pays to repair or replace?

    Further discussed with the Landlord, please note that the Landlord shall be responsible to maintain the electrical appliance during the tenancy period not limited to first twelve months of the lease term.

    I have a silly question as well about landlord responsibilitys.
    Is hiring someone to fix/clean the aircons my issue or his? If the paint is coming off the walls because of the humidity, do I have to paint myself or the landlord?

    I would say that keeping the air con clean is your responsibility - all you need to do is clean the filter every so often. It is a 2 minute job on all the air cons I have seen - though I have not tried on the older style - window mounted - units.

    If you do this, then any problems with the paint peeling should be his responsibility.

    Cleaning the aircon filters is your responsibility - 2 minute job.

    Keeping the humidity down in the apartment so that the paint doesn't peel or go mouldy is also your responsibility.

    i don't think she means cleaning the filters, i think she means cleaning the actual unit. my landlords had it done once in a former flat. it was amazing, the black gunk that came out of the air-con.

    i'm considering getting it done on the old air-cons in my current place. it should help keep the air-con running more efficiently.
