Management Office to manage apartment while away

I will be living abroad for a while and would like to rent out my apartment. Does anyone recommend a management office to rent and manage the lease while I'm away? Thanks.

@jimbo - AirBnB will not maintain your apartment, collect monthly rentals, call a handyman if something is broken, arrange for an air con to be replaced etc.

There used to be an expat lady who provided this service. Will have to dig through old notes to see if they're still around.

I am the owner and indeed not in need of airbnb. I'd like someone who can help tkae care of my apartment if there are any issues (something breaks, needs replacing etc.).
@shri if you find that lady's details I would be very happy to receive them. Thanks!

Seems to have gone out of business. She had advetised with us about 5 years ago. Has not replied to my email asking if she or her business are still around.

    Will update if she replies.

You can ask the agents if they do property mgmt. My rent is managed by the agent as my landlord is overseas

    Hi @lingc,

Would you mind pm-ing me your agent's contact or company name?

    Thanks!

Hi JVN, sorry for the delayed response. The agent is actually down the street from my flat and only works in my area of Tin Hau/Fortress Hill. Otherwise you may want to check with local agents around your place or ask your "conceirge/doorman" as they may be able to direct you to someone reputable

@JVN - based on LingC's hints, I looked around and found a number of estate agents who offer these services.

Random examples based on some random searches across well known REA names.

    e.g.

Hang Seng Real Estate : https://bank.hangseng.com/1/2/reales...f=geoexpat.com

    Tenancy Management
As the representative of the owner, we handle all tenancy-related matters with the tenants in a professional and dedicated manner, allowing owners to enjoy the benefits of renting out their properties even when they are overseas.
    • Rental collection and income transferred to the owner’s designated bank account
    • Monitoring of arrears and assist in rental collection or repossession of the property
    • Settlement of outgoings, including government rates, property tax and management fees, etc.
    • Periodic rental reviews and negotiation of lease renewals
    • Ensuring compliance of the lease provisions to protect interests of the owner
    • On-site inspection of the premises upon expiry of the lease
    • Regular inspections of vacant properties
    • Provision of monthly statements, listing details of income and expenses for easy reconciliation
Headland Homes: Headland Homes - Property Agency in Hong Kong

    Maintaining your property properly.....

    • Keep landlord informed of maintenance issues if necessary
    • Going in to actually see what really needs to be done to avoid unnecessary costs
    • Arrange repairs and maintenance when necessary using our your preferred or our experienced contractors
    • Helping with insurance claims when required
    • Keep copies of all internal and external keys

    Income and Expenses

    • Monitor rental income; ensure rent is paid on time and follow-up arrears if necessary
    • Arrange payment of Government rates/rent and management fees
    • Provide comprehensive reports detailing income and expenditure

Affordable Service Charges that make it worth while

    • Rental Range of $10,000 to $15,000, service charges at 10%
    • Rental Range of $15,001 to $30,000, service charges at 9%
    • Rental Range of $30,001 to $50,000, service charges at 8%
    • Rental of $50,001.00 and above, service charges at 7%
    • Renewal of existing lease is free of charge
    • Vacant property $500 per month
Seems like some agents do indeed provide this service ... was not aware of that.
