    agents here aren't incentivised to look after tenants once they're moved in. They get a one off finders fee rather than an on-going monthly income

    I've always dealt directly with the landlord. it's in his/her best interest to have you stay as finding a new tenant is costly and time consuming

    Unless the market has jumped. Which can often be the case.

    The landlord wasn't kept a secret, but the first time I tried to call him (a few months after we moved in) he directed me to this agent, who has been our point of contact ever since. No more though...

    Given your wife is about to give birth you really should stay. Don't make drastic changes. Do check the floor and furnishings for mold. Agent is only a conduit.

    agreed 100%, OP has no right to moan and complain about the agent, the agent has no liability or responsibility but did a flavour to arrange plumber.

    Before you start getting lawyers involved, did someone block up the floor drain? The bathroom has wall / floor drain, if that was blocked that's probably the reason the whole apartment flooded.

    Also unless you are located in the sticks, remember that the WC water supply is salt water.
