    can rents for residential contract be increased?

    after signing a 2 year contract with a property agent, can the landlord increase the rental within those 2 years?

    Maybe you could ask your question in a more precise manner, otherwise the answer would be it depends on what the contract says. If the contract is 2 years fixed, my guess would be no.

    As mentioned above - depends on your contract. Many contracts allow both the tenant and the landlord to terminate after the first year is over on 1 months notice (or something like that) even though the contract says two years. The landlord or you can terminate and ask for either a increase or decrease in rent or just negotiate a 12 month extension or go month to month.

    A 2 year fixed contract cannot be altered by either side for 2 years. But many 2 year contracts in HK are not fixed, for example they can have a 1 year break clause, meaning either side can give notice to other after 1 year. So landlord can effectively break contract after 1 year, then raise the price. You can accept the higher price or move out.

    The contract is usually 1 year fixed 1 year flex. Flex means both parties can give 30 day notice to leave or make adjustments/negotiations.

    ie. Landlord can raise rent with 30 days notice during flex period. Tenant can accept or refuse adjustment and give 30 days notice to leave.

    the property manager should be asked to show the contract then, as its most likely a 2 year contract at a very competitive price can't be increased within those 2 years, right?

    Don't you have the contract?

    As others have said most two year contracts are only fixed for one year.

    - Property Manager(?!?) - are you dealing with someone who is managing properties for a landlord?

    - Did someone else sign the lease of the property you live in and you don't know the terms and conditions?

    right, so an increase can be requested , after one year, whether there is a clause or not in contract. please give me link which shows this is the law. thanks

    What does YOUR contract state? You can't expect people to help if you won't give necessary information.
