    Any one staying in Laguna Verde?

    Understand that the rental there is about HK$10k, which is within my budget.

    I would like to find out several things:
    1. Living condition (security, noise level, air quality, etc)
    2. Education/Schools (daughter to attend K1 soon)
    3. Transportation (commute to work in Sheung Wan, Central)
    4. Recreation facilities

    Your advise would be much appreciated.

    1. Security is great. Round the clock security gaurds often rotated so you will never see a sleeping guard. There is no noise as we are not near enough to any major road. But I suppose this would depend on where in the complex you are. If you are facing the bus station and taxi stand you might have a different experience. Air quality seems good to me due to the constant breeze from the harbour. Laguna Verde is directly on the water with a very nice long promenade full of joggers in the mornings and evenings.
    2. Don't know as I don't have children
    3. Take the 8P bus at Laguna Verde's bus station...never really crowded...fifteen minutes to TST ferry. You can take the ferry to Central. So total time to Central about 30 minutes.
    4. There is a small park, also great outdoor and indoor swimming pools similar to luxury pools found at resorts, small weight lifting/cardio facility you must pay HKD 180 per month for or HKD 10 per use. There are also several tennis courts and squash courts as well. All facilities you must pay a small fee for use.

    As for the 10 K I am surprised it is so cheap, perhaps one bedroom apartments are going for that.

    I am an ex Laguna Verde person and agree.... it provides an excellent standard of living with wonderful facilities. The surounding area is clean (and for HK reasonably) quiet.

    However, 10k sems very very low to me. I recently looked to move back in there and couldn't find anything very much for less than 14k.

    An ESF school Kowloon Junior is in Ho Man Tin which is reasonably close to Hung Hom. Good Luck!

    hi there ...i agree with the previous comments ..i am staying here since last 6 months and it has been a wonderfuk experience ..the club facilities have been imaculate ...the charges are reasonable too...only thing i am not happy about is that it is far from the nearest MTR of Ferry piers ...and also ..i too was recently looking for another Appts ..for my co worker it is not 10 k ...the mimimumi saw was 12k ...

    Regarding the rental - well, I saw that in www.gohome.com.hk. So this is another advertise-lower-price-to-get-your-attention-thing??? Most ads show rental range of 12k and above but there are a few in the 10-11k range.

    Would appreciate it if some of you could confirm that.

    if you have naeeorwd down on laguna verde ..than ...i suggest you should talk to one of the many estare agencies ..arounf
    1) CENTALINE
    2) FULL HARVEST
    ARE A FEW OF THEM ..YOU YOU WANT I CAN GIVE YOU THE CORRESPOINDING NOS ...OF THE AGENTS ..AS I HAVE SEEN A FEW APPARTMENTS ON LAST SUNDAY

    Two bedroom apts 14K and up but no storage and tiny kitchen...though you might get all utilities included in that price.
    Three bedroom apts 20-21 K and up with lots of storage space and good size kitchen. We were looking three months ago. Looked at about 5 apts at Laguna Verde. All in all I highly recommend Laguna Verde it really is very clean, safe, and the air quality is probably as good as it gets in Kowloon. Also lots of shopping, supermarkets etc very nearby.

    As for the rental in Laguna Verde i have no clue. But for K1 i would suggest Learning Habitat Bilingual Kindergarten. It has both local teachers and NET teachers. www.learninghabitat.org
