    Exclamation Rental Deposit Refund Issues

    I vacated the property and made an appointment with the landlord to hand over the property. The landlord did an inspection and had issues with marks on the wooden floor. His agent and I are of the opinion that it is normal wear and tear, he disagreed and is now insisting that I repair the floors.

    Has anyone had this problem? Is there something like a tribunal or a small claims court one can approach without running up legal fees unnecessarily?

    I`m going through the same thing in SZ with our old apartment. The owner is declaring normal wear and tear `damage` and using his own redecorating ideas on our bill.
    I hope there`s some kind of tribunal here. I don`t know about tenants rights in HK.
    If not, you lose the money. Because they already have it. So thats that.
    If they insist on the repais, I would just say that you will take care of it yourself, and not let him spend a fortune on the repairs.

    Thanks for the advice. I found out that here in HK, there is a Small Claims Tribunal, which I will probably use.

    There is but it will take ages. That is why u should use up the deposit for the last two months rent.

    Since your stuck now, best thing to do is see how much it will cost to fix the scratches, dont forget the landlord still has to rent it out to someone else so he/she will need to get the floors painted. if its only a few small/large scratches, go to B&@ and find some wood paint and paint over it.
