    I tend to agree that you shouldn't break a contract that has been applied with good faith. However if I were in your situation I would have gone through the motions and most likely not paid the last two months. I'm not a vindictive person however I agree with what MovingIn07 said above; it's likely just more pragmatic.

    My landlord is, thankfully, a reasonable person and we have a good relationship so I wouldn't need to consider doing this.

    For Geoff by definition anyone who disagrees with him is a scumbag especially if they live on the Gold Coast and dare recommend it as a place to live.

    I agree that IF the LL has shown previous acts of dishonesty then why would you trust them but you cannot escape the fact that it is still illegal this part is pretty black and white, so at the end of everything it depends how law and rule abiding you are as a person which seems to be the part the OP is struggling with

    To be honest, if I were a LL and my tenant told me they were going to leave me with no deposit, I would be pretty angry too, how much I'd show it would depend on how they told me but how is a LL supposed to react? just shrug and say yeah fair enough?

    And for every tenant who wonders about the whole deposit thing, I suggest you add a clause to your next tenancy agreement where you will only honor it IF the LL is a nice guy/gal where they will let you do what is in your interests only otherwise you will have this problem again and again and again (unless you buy that is).

    On another note....
    I was told by an estate agent that it isn't normal for tenants to allow the LL to show their flat for viewing whilst living there and how many LLs won't even ask so if your LL has asked you, it might be because they think you are nice or that because your not from HK, they are hoping you won't think anything different.

    1) You absolutely right as a tenenant you do not need to agree your landlord to show the flat to "maybe buyers"- you simply can refuse this.
    2) The LL is not trustworthy: They have given my wife an agreement after taking over the flat with complete wrong data inside stipulating that there was an agreement between us & them which has never existed - and so on. The english part of the break-clause in the original contract is not filled out - all other english parts are filled out - so ?
    3) But as already said before the main point is the general behaviour of the LL at all - very unpolite - no willing to negotiate anything - just taking advantage ! After almost 15 years here I have learned to play it the same with people who doing like this - they do not understand any other language !

    Some of the tenancy agreements I have signed here had a clause that the tenant will permit viewing of the flat "by appointment and during reasonable hours" during the last month or two of the tenancy. It all depends on what the contract says.
