    Thanks for all the replies so far, serious and not :P

    I've looked at a bunch of sites, and a lot of them seems available for under 10k a month, and didn't say anything about increased rates for holiday season.

    Rooms under 200 square feet isn't an issue for me, as long as the location is good, the room is clean, and is "secure" as mentioned in the OP.
