All street level shops/cafés etc on Robinson Road here outside my apt has been converted to Property agent places. I see this as the last stage of the mania before everything bursts. But I'm just a stupid Swede, what do I know..

Owners have been offering me up to 20% discount off the agent's listed rate.

I think that's pretty standard. You can usually negotiate 10-20% below the original asking price.
