    Festival City in Tai Wai OK?

    Hi all,

    Our family of 4, including 2 teenagers will be moving to HK at the end of the year. I will be working at the University in Shatin and my children will attend the school in Kowloon Tong. Looking at flats to rent that is convenient to both destinations on the public transport route, I was wondering on my options for long term accomodation on a budget of 20 - 25K / mth.

    I looked at Festival City in the weekend which impressed me. Does anyone know these apartments? Is the asking rent of $26,000 - $28,000 for 4 bedrooms reasonable? As my budget is only $25,000 max. how far can I negotiate the asking price? When the ad mentions rent (exclusive) - what else would we need to pay for?

    Are there any other options within our budget and proximity that we should also consider?

    Rents exclusive means you pay for utilities and management fees.

    Two teenagers in Tai Wai. The biggest fear is that they may get bored. Not exactly a lot to do there if they're not interested in hiking etc.

    Thanks, is managements fees a % of the rent in general? How much usually?

    We chose Tai Wai because it's only 1 stop to Kowloon Tong and 2 stops to my work. Living in HK will be totally new for my family coming from down under. Don't fancy peak hour queues etc. Is there any other areas worth considering?

    most of sha tin and mongkok are filled with teenagers. i dont see any of them bored to death on the side of the road.
