Using a bit of logic, in my opinion, Kowloon Tong / Yau Yat Chuen off Tat Chee avenue within 5 - 10 minutes walk of Festival Walk ( major mall and the Kowloon Tong MTR ) would be a very compelling location. As commute times will be pretty close/even, neither party feeling that they got the rough end of the stick.
Yau Yat Chuen is also an upmarket area of Kowloon, more suburban and low rise, not as cluttered and a lot quieter with better quality neighbours. Your budget should get you something around 1000 - 1200ft2 ( possibly bigger if its older and further, say: Broadcast drive KT ) at the upper end of your budget,why limit yourselves to just 800 ?
Festival Walk is definitely one of the best malls in HK, great cinema, a Page One bookshop, various restaurants be it Chinese or Italian cuisine, a couple of cafes, and a western enhanced TASTE that includes a comprehensive western bakery.
If you check the MTR rail map, you'll see that Kowloon Tong / Yau Yat Chuen is perfectly located and ticks all the right boxes.
