Anyone Living In Metro City or Serenity Place in Po Lam?

Anyone living in either of these two places? I went last week to take a look at the two and was wondering if anyone has any comments.

We liked Metro City as its right above the mtr but at these prices just outside our current budget of 3m. Serenity place is also nice, feels good, but a bit further or so would need 10 mins to walk to the mtr or malls. It is a bit cheaper which is good, but doesn't have the community feel or the facilities as metro city.

Any comments would be much appreciated.

    Thanks

Be patient, Feb & March are the most expensive months and prices might drop a little bit. Also, you can negotiate too!

Metrocity has a nice shopping mall too. Have you looked at Metrotown in Tiu Keng Leng station? Also nice and a better location in my opinion. I am not sure about the prices.

At the current price levels, Metrotown is around 4m which is out of our budget.

They are a little bigger I believe too but club house is not impressive. If you are buying on the top of your budget, maybe its better to wait, unless you plan to live there for several years.

Are you looking at just TKO area? Do you require newer buildings?

Our budget is roughly 3m, and we prefer not to go too much over. We prefer somewhat newer buildings, 5-15 years old. We are looking everywhere, but prefer either kowloon or nt, don't want to life in hk island. Also, has to be within 30ish minute train to sheung wan and also kowloon tong so anything around shatin or above won't be suitable.

    Thanks for your help!

For purchase, TKO might be the cheapest option relative to space and new. Check Hang Hau too. Discovery bay is a 30 minute ferry to central and affordable prices. Maybe Tsing Yi too, but both are not convenient to Kowloon Tong.

Tsuen Wan is a little more expensive than TKO but worth taking a look, in my opinion. They have buildings built in the 90s and recently built ones. I do not recall the price but think 3.2m and up.

I do think you might be able to get a cheaper price in a few months. Scenery Court in Shatin is also nice around 2.9-3.1m but smaller than TKO.

Park Central or Tseung Kwan O Plaza in TKO might fit the budget.
