    Rental options for HKD 15K to 20K

    I am exploring a move to Hong Kong. Totally open to location so long as it is close to MTR and donot mind commuting for longer times to the city. The reason I can do is that my job allows me to work from home as well and i would therefore not be commuting every day.

    Having said this, Following is important for us:

    a. The 2BR apartment should be around 1200 sq ft as we have never lived in smaller places.
    b. The views should be nice.
    c. The building should not be more than 15 years old.

    I am looking for recommendations to areas meeting the above requirements. I would then do more research on those areas.

    I would also welcome advise on possible rentals in the same localities recommended for above for a 3BR apartment with area of around 1500 sq ft.

    2 bed apartments of more than 700 sq.ft are quite rare in the urban areas. At 1200 sq.ft you'd expect 3 or 4 beds. And I can't immediately think of any areas meeting your price requirements for an apartment that size. You would need to be looking at two floors of a village house (i.e. 1400 sq.ft) in more rural areas. These don't tend to be near the mtr - more likely buses or minibuses.

    When looking at property in Hong Kong, you should remember the sizes advertised are gross. The net size can be as much as 65% of the gross. So for an actual 1200 sq ft place, you need to be looking at a larger gross size. Also properties close to an MTR station are more expensive than those some distance from it.

    Your mission is close to impossible. You gotta decide which of your criteria are more important.
    If price is fixed then you gotta settle for smaller space and/or live no near an MTR station

    Another thing; in cheaper areas it is often very hard to find big units.

    For best value (considering price, size, view and transportation) I would suggest Castle Peak Road, for example Sham Tseng where I live myself.
    Another option (for best price/sq ft) would be a shared village house, but you would then stay in a place slightly more inconvinient, no "good" view (if you talk about open view like sea, mountains etc) and building >15 years.

    Ma On Shan has what you are looking for $20k, 1200', good views, relatively new.

    I actually didn´t think that any of the newer estates in Ma On Shan, that has big units and is near the MTR would be in that price range.
    But if thats the case, then yes...definitely an option.

    eg Ma On Shan - Ocean Aire - 1255', 20k, view of Shatin Waterway looking towards the University. Just got my local co-worker to look it up.

    By the time the OP moves here rental prices have probably gone up another 20%, so better look at the lower end of the budget.

    You are the OP. The original poster.

    Umm you seem picky. You should reconsider. HK is much different. If you want 1200 sq ft then you need to look for 1600-1800 sq ft because the advertisement is fake, includes the pool, elevator, whatever.

    Rooms are usually small. If you want 3 rooms, think that the rooms might be the size 6 x 6 or 7 x 7, not much bigger. Usually one room might be a better size with the rest smaller.

    Realistic for your budget is 600-800 sq ft in good location. Otherwise go to remote area village house.
