Large article in today's City section of the SCMP.

Looks like it could get very expensive for the owners if they have to replace the glass, $50 to$70,000 a window pane or $10,000 just to put on a security film on each pane.

Each flat has up to 30 panes, so $1.5 to $2.1 million for replacement, or $300,000 for the film.

I am still sceptical about this issue....I am also not sure that the building actually exists.......

You cant find any evidence that the building exists and you continue to claim that you did well in science

I'm sceptical that scepticism actually exists.

The glass could actually be defective. If it's double or triple glazed it could under certain pressures blow out. Though it's only a guess having worked alongside others in the glazing industry have mentioned about glazing issues.

A friend of mine who has an uncle who lives at Lav-rotto says the new theory is:

Several tenants, upset at not getting logins to the tenancy committee site, are thought to have deliberately sabotaged windows in the complex...

I am surprised that noone realized the obvious reason for why the windows are falling out. Anyone that lives in Larvotto already knows the reason. It is the people who mod the sea-facing windows to open and leave them open for a while.

So yes, there was a wink-wink from SHK through the agents when they sold us the apartments that the windows were desigend to open. And of course SHK and Kerry do their bit to tell us they shouldnt be opened, but they all have the panels that any window guy can flick open and set up to be openable for about $1500 each. The problem is that SHK probably decided to use weaker support hinges assuming the windows wouldnt be open so long or at all. Btw, the windows are extremely heavy, so I think it wasnt they were trying to save money, but just really being practical that most pple wouldnt open it and never bothered too much about really testing out these hinges on a long term basis.

But yes...the window thing is an issue..if at any pt in time someone really gets hurt..thats gonna be bad for this property. not sure if u are renter or owner..btu as an owner..i am annoyed..bt i guess i will talk about this at the next OC meeting.

I dont know if so many windows have dropped but I have seen them rope off areas before and give reminders to not alter the windows. So there u have it. Don't alter the windows. If, when the time the shipyard moves and they redevelop..i guess its an expense the owner (myself included) will bear and just have to accept it.

My suggestion for safest route is to go up to 1, and walk from T10 under the cover all the way to your building under the cover. and if you wanna walk out in the open..walk on the other side away from teh windows.

Another SCMP update on the Larvotto windows falling/ cracking.

    http://www.scmp.com/news/hong-kong/a...e-window-falls

Apparently, according to the building's management, "34 breakages was not serious" given the number of panes in the complex. Pretty shocking thinking considering the potentially deadly implications of a giant pane of glass falling on people and that this is a new development - wouldn't expect windows to break, let alone fall, out of a building that is just a couple years old.

Also interesting, glass seems to be falling from another SHK developed building, the Arch.

I think it would be just a shade worse for the person that is hit by the falling window with the loss in resale value for your apartment just a couple of notches down the ladder.

That article TigerSun refers to here. For some reason, SCMP articles don't appear blocked any more.

Interesting to see 60 windows have broken there, and 10 have fallen to the floor. Article also points out the testing standards here in Hong Kong (2 hours in a heat tub) are far more lax than those in Europe (24 hours).

Seems flats facing the harbour are more at risk than those facing away. Wonder why this could be?
