Many of the 'break-the-contract-and-run' crowd seem to assume that the landlord can rent the place immediately, which may not be true, and they also ignore the hassle this will cause, like money spend on the agent's fee and perhaps some renovation or thorough cleaning, subject to the condition how the tenant left the place behind.

You can of course negotiate and if you reach an agreement then fine but don't expect that you get out without any loss besides the normal rent. Good luck though.
