    DeletedUser - The provisional contract provides for renter's regret. You can get off at a much smaller cost than you can with a full blown contract. You have a few days / weeks to figure out if you want to back out of the agreement with far less cost than a full blown 12/24 month contract.

    It also gives time to check both, the renter's credentials and landlord's status (i.e. no new problems with the property etc ).... any other basic due diligence. Why would a landlord bother checking if the renter actually has a job etc for every person who came through the door? They'd rather do it once the potential renter has declared a strong intention through a provisional contract.
