    +800 sqf net in a lovely environement (no vis a vis, full sea view on one side and mountain view on the other, close to shops (bakery, coffee shop...) and supermarkets etc etc but also with direct access to beaches and trails.

    30mn by bus to Sheung Wan/IFC. (acquiring weekend car - yes been on the hunt for quite a while now but didnt yet find what I was looking for exactly)/

    Not super expat oriented but good enough for me (just noticed along the years a few foreigners in the building: ie a couple of Japanese and BBC/CBC...one or two yanks also).

    Been there for nearly 3 years. No plan to move for now.

    Took us a while to find such location. Not the most obvious choice when you arrive in HK.
    Will move when the family gets bigger of course.

    1400 sq ft. saleable/net......family of 4......isolated location in N.T. .....closer to Shenzhen than to Central and like it that way

    700 gross, somewhere 400-500 net I guess. Enough for a bachelor pad with a nice sea-/mountainview and a large clubhouse that I never use. Convenient location, too.

    800' sq + some, all useable bar the stair-well. I atually find I rattle around in this huge space like a single pea in a barrel, even with the cat to keep me company, but it comes with my job, and is ex-British military.

    From experience over the years, my preferred area is 300 - 400' sq. Doesn't take so long to clean, and if well organised has room for a civilised dinner party (6 - 8 people) and overnight guests.

    The smallest flat I've lived in was 150' sq, which I shared with one other person (but there had been a family of 5 living there previously). That was a bit of a squeeze: the 5kg washing machine was mounted on the "bay window" ledge in the living room, we literally kept the wok hung outside the kitchen window, and I had to kneel on the toilet seat to hang the washing on the outside line.
