    For a newbie renter - Government rent, rate and management fees

    Hi all,

    I see these are applicable to all properties, sometimes they can add the equivalent of $3500-4000 to a months rent. If the rent as shown as exc does it mean the tenant pays ?
    If the rent is shown as inclusive I presume the landlord pays ?

    Is that correct ?

    Typically it is the landlord's obligation to pay the government rent. Typically it is the tenant's obligation to pay the government rates and management charges (usually included in the monthly rent). Depends on the lease.

    I've never paid rates or mgmt fees, the landlord has always done it. Though obviously the cost of tge rent reflects his expenditure on the flat.

    i've never paid rates or mgmt fees either....i've always had "inclusive" rent.

    'Government rent' is different from 'government rates'.

    The Landlord also pays the property tax, in case you're dealing with a very slippery landlord.
