    At a loss -- decent affordable places in Pok Fu Lam vicinity?

    Hello all,

    Very much hoping I can source some advice from the collective wisdom of this forum, I'm sort of at wit's end. Really love living in HK, but am getting increasingly discouraged by how hard it is to find a quiet, relatively affordable home in this city (that isn't miles from anywhere). My son goes to school in Pok Fu Lam and I'd like to stay in the area, but the only three-bedroom place I found in my budget range (around 20K) was Chi Fu, where I seem to have drawn the short end of the stick when it comes to neighbours -- I have a piano student on one side and a guy who likes to randomly blast music on the other. I've tried reasoning with both but to no real avail -- apparently we're the odd family out for wanting to turn in around 10 pm most nights. I also think it has to do with the general acoustics of what is a pretty tired old estate.

    I know it's a tall order for HK, but does anyone have recommendations on 20K-ish 3-bedroom apartments in Pok Fu Lam or fairly close to it, preferably in a quieter, family-friendly building/area? I know noise/neighbour issues tend to be inversely proportional to how much you spend, which doesn't leave me in a very good position, but one can always dream I guess. Would really prefer to stay on the island if at all possible.

    If you bump up your budget a bit, you could look at South Horizons. Pokfulam Terrace will be more or less the same as South Horizons, but there will be massive /demolition construction there sometime later. You're priced out of Academic Terrace, The Belchers, Baguio.

    But you know the area, there's a fair load of larger, more expensive properties. A compromise on location/budget might have to be made.

    I'd try another flat in the same estate. You won't find anything in that range without going much further away. Possibly some old flats in Aberdeen or Lamma across the channel.

    Noise cancelling headphones? Ear plugs? A boat at Aberdeen? (The last is serious. I LOVE the peace and quiet of living on a boat. )

    Yeah but the Aberdeen Marina is v v dirty compare to say GC.

    OP i lnow u said ur son goes to school there but how old is he and does he has access to a school bus. If so may be worth looking along the school bus line and as close as possible from PFL.

    OP here -- many thanks all. Not really considering a boat or Lamma but may have a look at Ap Lei Chau or Kennedy Town as I believe both are on school bus routes.

    If you do look at South Horizons, two things: 1) the prices do not include rates/mgt fees (unlike most of Hong Kong, unless it's changed of course), and 2) awkward shaped living rooms.

    Tin Wan and Aberdeen are also worth looking at. Not sure what the availability of three bedrooms would be like in those areas (specially Tin Wan).

    Would recommend walking around and talking to the agents around there.

    Hey OP, like shri said, I think speaking to an agent is a pretty good idea. Do your research first though on rentals... I'm in the process of looking for a place myself in Kowloon side.

    in the Pok Fu Lam area... and they are all <25k with 3 bedrooms at least. Hopefully this helps

    How about Sai Ying Pun or Kennedy Town? Still in close vicinity of Pok Fu Lam and many offerings in walk-ups or older building within your range.

    Public transport is convenient as Kennedy Town offers minibus 58 and 59 that goes through Pok Fu Lam.
