The residential units around Olympic MTR station are good and up-to-standard; also, relatively "new" - a friend lives there.

Minor drawback? The two MTR stops not being all that connected to one of the main lines, means she takes taxis or buses during rush hour to the other side of Kowloon, where she works.

So, although Kowloon Bay and Olympic are both in Kowloon, the transport links' such that it may not be as easy(?).

Take a look at the [ame=http://maps.google.com/maps?f=q&hl=en&geocode=&q=hong+kong&ie=UTF8&ll=22. 319555,114.19381&spn=0.002521,0.004807&t=h&z=18]Grand Waterfront[/ame], or if you want to stay in a more quiet area but with good MTR connection Tiu Keng Leng might just be the place for you, easily within your budget and only 5 stops to Kowloon Bay MTR station.
