    unruly , non paying tenants

    my family have a serious problem tenants who rented out our 2nd flat.The family of four, a 70 year old HK man, with his 40 year old mainland wife and 2 grown up children in their 20s live there. They have flood damaged the flat flooring flooding the downstairs flat.There's ~30K damage but they deny responsibility, accusing us of poor plumbing. The flat had been rented out before several times without a problem. When their deposit of 2 months was mentioned, the tenants said they won't pay for the final 2 months and even threatened to damage the flat more. 2 months has passed without paying rent and they won't answer their phones or answer the door, even though they were clearly in with lights going off with a sudden silence. what would yourselves suggest? Informing the management of the estate that the tenants must be informed to contact us, the landlords?

    What evidence do you have that this incident was the tenant's fault? It could equally have been due to aging pipes / poor maintenance. What was the report made by your plumber?

    An agent at AXA told us that insurance for a buy to let property must be paid and agreed by both parties, landlord and tenant. Insurance wasn't purchased as a result for the perceived hassle, as family have rented out for ~ decade without a problem to this degree

    Drain / waste pipe of wash machine just left carelessly to gush out on the floor, a simple connection with the drainage pipe could of prevented

    thanks for help Rob2020. being realistic, "Ideally" l want them just to leave without paying the 2 months rent they owe us. as it will cost us time and money, eg lawyer fees to pursue them for what they owe us. true, right?
    is it a good idea to visit the flat everyday, knocking on the door for a minute? with the aim to ending this tenancy, in 'mutually' agreeable terms?
    From the tenants perspective, they would want us just to leave them, who would like their landlords knocking on their doors with the aim of ending the tenancy? also more pressure could be applied by informing the management of the estate that the tenants must contact us, the owner / landlords. is this a good idea in your opinion?

    Cheers jrkob, Sounds most logical, ie why would the tenant have to agree and pay their share for the home insurance? l checked https://www.dahsinginsurance.com/Com...e.aspx?type=HP do they also have this in chinese? some family members can only read chinese. ~ how much would it cost per year? its ony an ~600 sq ft flat in Sheung shui.

    Agree, but they have their phone off or sim card disconnected and won't answer door. do you think informing the management of the estate that the tenants must contact us, the owner / landlords a good idea? and if they still do not respond in a couple of weeks(?) start legal proceedings? OR the thought of getting a locksmith to force open door for us an idea worth pursuing? since we can say that they have not paid 2 months rent, threatened to damage the property, have not responded to ~ a month of attempts to contact them via phone and door knocks, all of which are true.
