Serviced apartment vs 1 year lease for 15-20k?

I have been living in a serviced apartment for 7 months and feel like I need to get something a little bigger on HK island. Would you suggest to take on a year lease or serviced apartment given the current social situation?

Many hotels are hurting, so you can probably find a decent rate at one of those. And just look out for special deals for serviced apartments even for a few months. I don't think long term (i.e. the 1 year lease) there will be huge discounts. Theses landlords are more willing to wait it out or don't expect things to get really really bad within a year.
