You'll need to provide some details for folks to help you, such as location, type of real estate, buying/selling? Renting?

I wrote a long paragraph. Idk where did it go

So I have been searching for deals on properties to buy for around a month.
I haven’t met an agent who is willing to work in my best interest and speaks good English too.

I did manage to find an apartment for 4M.
It’s valuation is 5.6M and I looked up the previous transaction in that estate. Most of the units sold at around 5.2M.

The owner is selling in a hurry and I might even get a better price but

As I was looking through the records of past sales In the records I could that in the past 3 years there were around 300 transactions

5 out of those 300 were sold even below 50% rate.
Is it easy to find those deals?

The agents keep showing more expensive properties and I don’t think they will introduce those deals to normal customers even if they were available at the moment.

So I am thinking of taking Estate agents exam which I don’t think is that difficult.
I also have time on my hand as I have taken 1 year leave from my university.

    so the questions are
    Is this viable?
How difficult is is to get a job in a company with large database as an English speaker?
Would I earn enough to survive?

There were units that were transferred between family members
The price for those were mentioned as 1M or below that.
These particular 5 transactions were around 3M

Be prepared...if you're a cash buyer, even better. If you can do the transaction quick, you can pick up a good deal.

Offer the agent an incentive, if the can get you something which is 20%-40% BMV

Get friendly with all the agents.

Make sure, you're the first one they call when there's an exceptionally good deal.
