    The asking price is more like 12m+ for 2100 sq ft.

    If you really want to you too could build a village house. Find someone willing to sell you a ding for around 250k, buy land for 1k+ per sq ft, build your house for 1.5m. After completion if you sell within 5 years you have to pay a land premium 1.3m+ decreasin by 20% each year after completion.

    No, depends which area, the ding /right to build is cheap in remote area, ie, sha tau kok, ie, hkd250k, but a 3 floor 2100 Sq ft is at hkd 6million market value

    If the house at a different, where has high demand but popular area,ie, 3 floor 2100 Sq ft such as sai kung, tai wai, tsuen wan, then the right to build /ding rights will be as high as hkd800–1mil, as the price of the village is also high at hkd12-15 million

    Unless the ding seller is being conned/gullible, it won't be that cheap if the value of property is high

    In some villages in sai kung the price can be 20m+

    Thus the price of ding right to build has surely increased by similar amounts, I would not be surprised if it's at hkd1.5million in the nicest areas

    But with the recent ICAC case, I doubt there will be many sellers of ding rights.

    That was a scam: sellers sold ding rights and land they didn't possess. Persons who really do own ding rights still sell but it's becoming more scarce now.
