location recommendations for a $11k HK max budget?

    Hi,

From September I am planning to move with my wife in HK from Shenzhen and I am checking best areas to live in, considering also a 10-11k HK$ per month budget.
As we will have a new baby also end of this year I would sacrifice a central location for a bigger apartment space (I am thinking of minimum 700-800 sqm) but with good transportation options (no car and no plan for having one) and close shopping complex (groceries mostly but some restaurants, coffee and movie place options). I would need also an apartment/house with basic furniture minimum, also all the main electronic/electric equipments available.
I will work in Tsuen Wan area but I do not mind if I need 30min to get to the office, even a little more than that could be OK. My wife will work from home so no problem on this.

    Any recommendations?

    Thank you,
    Sorin

If you are working in Tsuen Wan then the area's below will be your logical options and all a very short mini bus ride away

    Sham Tseng ie The Bellagio

So Kwun Wat ie The Gold Coast, the Aegean Coast etc and a number of other apartment complexes, that run along Castle Peak Road.

    Tsing Yi Tierra Verde etc

And thats about it, but you will get between 800 - 950ft2 and 3 bedrooms for around your nominated budget.

will you or your wife travel to shezhen or guangdong often? if yes, maybe northern district eg, fanling or sheung shui is better bet, you will get a bigger apartment than the ones suggested which is near to tuen mun

Some of the larger housing estates in Tsuen Wan are worth a look because of the number of new families living there. 2 springs to mind.

Luk Yeung Sun Chuen (Right next to Tsuen Wan MTR, ParknShop Superstore nearby - Do not choose A/B/C/D block)
Belvedere Garden (Interchange on a Green minibus from Tsuen Wan MTR, ParknShop Superstore nearby - Best choices are in Phase 3)

You can get 800sq ft (3 bedrooms) or more depending on your outside view and direction for your budget.

Usually rental flats comes unfurnished in HK (Only water heater/aircon/cooker), unlike in China.

imparanoic: No frequent travel plans to mainland hence I would prefer closer to Tuen Mun but I will sacrifice few more minutes daily for the office travel if the apartment and the area match my needs. I will check also the 2 suggestions from you, thanks

hkken569: Could you pls. be more specific why not to chose those blocks in Luk Yeung Sun Chuen? Also, which blocks are OK? I would really need to find basic furniture in apartment as I do not plan to buy any.

    Sorin,

Will you be working in Tsuen Wan or Tuen Mun?

A/B/C/D blocks in Luk Yeung are closest to the MTR track and can be noisy. They are the furthest away from the shopping centre and MTR station as well. In the interest of saving time, Block H is the most sought after block in the whole estate (You'll understand why when you begin your apartment hunt!). Also, be aware of any flats facing the school, it had a noisy bell when the school term starts... You may have a different set of priorities...

You could stumble across a furnish/semi-furnish flat but the landlord would incorporate the cost in your rent. You could kit your new apartment out with Free Stuff - Hong Kong Classifieds if you are eco-friendly and don't mind using 2nd hand. The furnish flats would probably be 2nd/3rd/4th hand anyway...

Let me know if you want any other insights!

    Hi,

I know that there are some service type of apts in Causeway Bay that are fully furnished an equipped. They are studio type of apts and right across the street from Victoria Park asking for around HK$ 11,500. If you are interested, here is the contact - 6626-4919 for more info. Hope this helps.
