    Try to get familiar with this website (its consolidated) and THEN start calling the agents yourself as per the ad telling em you want to see flat in this building

    I'm old school but in my experience there is no substitute for a bit of legwork when looking for property in Hong Kong. Most property agents only deal with the immediate area around their office but will know all the listings very well in that area. Your expat agent tries to cover the whole of Hong Kong but probably doesn't know any one area very well, that's why he is showing you only the most well-known (and most expensive) buildings (well, either that or he's just used to dealing with corporate expats who are happy to pay over the odds). If you're interested in Happy Valley and North Point then the best way is to go there and walk in to a few agents in those areas and ask them what they've got.

    As others have said, I would also recommend you take a look at Tin Hau and Tai Hang for convenience for Causeway Bay though.

    I don't think the agent is the issue here. I suggest deciding where you want to live is the first decision you must make for you and your family and think ahead to next year's schooling where that could or will be. Then focus in looking at your budget range in your preferred area.

    Now that you've seen a good cross section of flats you will find it easier to make a choice with some comparisons in mind.

    Only you and your family can decide area, life style and school issues.

    you can find the building details age, location size etc all on the website then make appointments the next day.

    I agree with Dipper... I was looking everywhere from North Point-Sheung Wan and I had about 4 agents, each in different areas. That's the best way to find what you're looking for. The place I settled on had just opened on the market in Mid-levels (I was the first one to see it) and my agent's office was 2 buildings down from it. You can visit the websites hongkonghomes.com, craigslist, asia expat, etc... but you're going to find those listings are usually not updated and those apartments get snatched up pretty fast. I looked at almost 40 apartments in a month. If you work in CWB then I suggest living around there, Wan Chai (Star St is nice), Tin Hau or North Point. Even though Midlevels isn't that far away it will feel like it is when you get into the daily grind.

    Get a luxury villa in Sai Kung for 25000, lease a 7 series and hire a driver, use the change to pay for the maid..

    I have friends renting in HV (lease renewed late last year) that rent a 1096 sqf (2 bedrooms + 1 helper room + small balcony) in a mid size buidling and they pay 30K/month

    The website presented (gohome.com.hk) is perfectly fine if you are trying to get a feel for the prices within an area but you really should not depend on it for up to date information. There are far more properties that are not there than there are there. You will only find out about such properties when you visit local estate agents.

    Furthermore, not all properties will be available with all agents. Hong Kong doesnt really have an MLS type of system; unless the owner has listed the property with multiple agents. Even then, a guy working CWB may not have access to all the listings in Happy Valley.

    Pick your criteria and budget (it looks like you have) and head over to your favorite neighborhood, be in south side, north side, Kowloon, NT or the islands; find an agent in the area you are interested in. The guy you are with (expat specialist) is not the right way to go.
