    one silversea

    what's the rental rate at one silversea??

    our real estate have been asking us for 31-32K for a 1250 sq.f apartment type A or B, and we just want to get some general idea on how much ppl pay for their apartment there ?? we dont want to get riped off , as our china man agent look abit funny!

    31-32k is a fair opening price for a A/B flat. We got a B flat on the 26th floor for 29k, the opening price was 31k and we talked it down. You should be able to talk it down at least 1k to 2k. Good luck!

    Which building is it may i ask?? full view of HK??
    the offer we get are around that as well 29 so that's great to know that we get the normal price

    We are in Tower 7, we get a pretty good view of HK but also see the towers on top of Kowloon Station and the new Elements mall. Which building are you guys in?

    Hi,

    Do you know the current rent for One Silver Sea now? My agent is telling me around 34k for 1,000''. Can it talk it down to 29k these days?

    HKbuddy,

    The rent has gone up in the past year, yes, over 30K for a 1000'+ apartment. Our friends' 1200' apartment in Tower 6 has gone up to 36K. We are moving to a 1015' apartment in Tower 1, paying 31K.

    For under 30K, you can get the smaller apartments, around 800', all the C lines in Towers 2 to 8.

    Why not try next door?

    Although the apartments at the Silversea seem to be quoting a little bigger square footage for that price, I just recently found a decent size apartment with a nice view of the harbour (at least until the building next door goes up) for $17K at the Long Beach. It also has pretty good facilities.

    Seems like the Long Beach is a good deal. One Silversea's rents have gone up a lot in the past year, oh well, we've just signed a one year lease so too late now!

    have you though of looking in the online transaction archives on sites like midlxxd dot com or centanxx ?
