Service appartment cost more than 7k a month sadly. Even very basic ones. Ask them to pay for one month accommodation and then u should be fine...this is very normal to ask (and get)

I would query the accommodation - have you arranged it already? What are you basing your budget on?

As others have also mentioned, if you are planning on renting an apartment starting from the 2nd month be prepared to have 2 months deposit and half a month's commission ready.
