Rental Agent Fees

    Question Rental Agent Fees

    I am moving to HK and looking to rent an apartment, how does it work in HK money-wise?

    If a rental flat is asking for $X per month, what fees should I be paying before move in, during, and when moving out?

    eg.
    1. Is there a background check / admin / cleaning fee at move in/out ?
    2. Building concierge/management fees?
    3. Any 'council tax' type fees?
    4. Who pays for agent's commission?
    5. What is a sensible deposit (I was told 2 months rent as deposit + 1 month rent in advance before move in).

    Agency fee is split - 50% tenant and 50% landlord, depending on the rental price agreement.

    Deposit - 2 months rental deposit and 1 month rent to be paid in advance.

    Management fees - Usually paid by the landlord.

    50% of a month's rent $X/2?

    Example: If your rent is 10K, then you give the agent 5K and the landlord gives 5K as well.

    Some are 1 month's deposit, not two months. Don't know why.

    The places I checked asked for one month's deposit and one month's advanced were Harbour Pinnacle in TST, Grand Austin - some of the real estate agents told me this. Can't remember which ones though. One was something Fu wing or Fu something. The other I think was United Properties something. Others 2 month's deposit + 1 month's advanced.

    Management fees, govt taxes - make sure the landlord cover it in the contract if it is expensive rental. It is ridiculous for what I was looking at.

    Commission aka Agent's fees - some posters said negotiable for certain amounts in other threads. I was quoted 50%. All the agents refused to negotiate that down.
