Kennedy Town Manhattan Heights or Sai Wan Ho Grand Promenade

I would like your opinion in regards to Manhattan Heights in KT and Grand Promenade in Sai Wan Ho. I am thinking about buying a flat as well as buying a car.

I will be working in Central at the McDonald's, just kidding, but seriously I will be working at an office in Central so Manhattan Heights is ideal for employment logistics, other than that though, its kinda slim pickings as far as places to live in KT as well as food and grocery shopping.

Which area has a better living standard, I've been to KT but there doesnt seem to be anything there, even people are kinda scarce there.

I have never been to Sai Wan Ho so I am wondering if I am missing out on anything as far as places to eat and places to shop for groceries.

    What do you guys think?

    Thanks!

Depending on exactly where in Central then GP isn't going to be much further than KT timewise (at least until the MTR goes out there).

I don't understand why you would want a car. The public transport to both areas is excellent.

I was thinking about a car for the freedom and flexibility that it offers versus waiting for public transport. Since I do a lot of grocery shopping at various places, and tend to wander around a lot, I thought having a car would give me more flexibility.

Right now I am staying in the service apts in MHTs, I went to Mongkok to have drinks and dinner with some family, by the time we were done it was 2AM and there were no more buses running to KT from that part.

I had to take a bus to Sheung Wan, then I had to find a cab to KT. I thought I wasnt going to ever make it home.

Personally I wouldnt call having a personal car a waste. I was able to get from MHT to a location I was looking for up in LKF in 10 mins versus bus/cab/etc which would of been considerably longer.

I am used to having a car, to me its worth the extra few steps and $$ in owning a car. And I was not talking about anything new or exotic unless you consider a used 15 year old Honda or Toyota, exotic. Its not for the bling bling value, but for personal convenience.

Besides this thread isnt about cars, its about living places.

True many MH, Merton and Belchers residents have lovely motors and no one looks twice here at a Ferrari, but they seem more like status symbols than an option to negate public transport issues. If that what you want then you need to find something seriously exotic and noisy to get any serious poser points. Otherwise take advantage of buses that go to central every few minutes and travel stress free in air conditioned comfort and use the depreciation tax, maintenance and costs of parking to enjoy the finer points of living in HK.

On night travel, there is always a way to get home and gives you a night out free from the agony of drinking OJ all night just so you can drive home. SAD !!!

One advantage to Sai Wan Ho is the Jusco at Tai Koo. If you like the Japanese products, you have Apita at City Plaza. Oh there is a car park there but not sure how easy it is to get in and out of.

I know a guy in Shau Kei Wan (quite well off guy) who sold his car as it was too much trouble getting parking spots. He realized it was not convenient as jumping on door to door buses or the MTR.

I really don't see how driving a car to LKF and then having to find a place to park (in LKF?) (and then not being able to drink) is any quicker or more convenient than taking a cab. If all you want a car for is getting your shopping (which would be delivered for free anyway for the big loads from Wellcome/PnS) and going to social events then just taking cabs everywhere will be much, much cheaper and much, much more convenient. Living in the north side of HK Island or in TST there is no way you could rationally justify a car on the grounds of convenience or cost.

Assuming you have no kids, I would suggest Grand Promenade. Here's why:
    - GP has much more space. That translates into more space for club facilities, parking, etc. I also believe that flats are bigger vs money paid
    - MH is physically closer to central, but not necessarily time wise. During rush hours MH can take longer to get the central than GP where the only congestion (if at all) is usually between CWB (area in front of Excelsior) to Wan Chai North entrance. very short congestion area compared to KT to central which can be a pain. also depending on where you work in central, from KT you would have to turn around, i.e. go a bit further towards admiralty and then back into central.
    - MH is closer for bars/restaurants in central obviously as traffic jams do occur less at night
    - GP has Soho East right next door, which is plenty of nice restaurants on the harbour front. At MH you have to go quite far to have a good selection (not thaaat far though).
    - Last but not least, GP is better connected to the nature if you want to drive your car out. Shek O, Sai Kung, Stanley are closer from there.

    Just my 5 cents

Sorry, I should of been clearer, I meant LKF for dinner at times when friends from out of town are here. If its party weekends, then Cabs are the way to go considering how jack booted 5-0 is here towards drunk driving.

It's going to cost you several thousand dollars a month to own a car of any sort. There is no way that this is going to be cheaper than taking a cab everywhere.
