    Experience living in Pokfulam (Baguio Villas)?

    Hi, anyone able to share some experience living in the Baguio Villa's? Having looked at some flats, I have a ton of questions and am interested specifically in the "user experience":
    - How accessible is the public transport, from either upper or lower ends?
    - Does every unit have a c/p?
    - Are the PnS and Chi Fu wet market any good for daily grub?
    - How's the traffic into town during rush hour?
    - Are most folks tenants or owners?
    - How is the bldg condition (pipes, fittings, etc), given that its ~30 yrs old construction?
    - How much are the mgmt fees?
    - Is renovating the flats popular? Save for 1, the several I saw were all with the orginal fittings, which I found strange after 30 yrs.
    - Any units/blocks to avoid? Conversely, any are more popular?
    - Aside from the obvious physical location, sizes views, etc, any other differences between Upper and Lower BV?
    - Any other comparable size flats (>1xxx sq ft) in the area worth considering?
    - How is the resale value, do flats change hands often or rarely?

    Two public mini buses 8 and 28 which run frequently. More if you walk up or down to Victoria Road

    - Does every unit have a c/p?

    Yes, atleast in Upper Baguio.

    - Are the PnS and Chi Fu wet market any good for daily grub?

    Yep. No complaints. There is a wet market at Wah Fu too and there is a free shuttle to Chi Fu.

    - How's the traffic into town during rush hour?

    Not an issue. Gets congested on Bonham / Caine Road though.

    - Are most folks tenants or owners?

    Fair mix. About 70%+ owned.

    - How is the bldg condition (pipes, fittings, etc), given that its ~30 yrs old construction?

    No problems. Upper baguio is very well maintained and I'm sure lower is the same.

    - How much are the mgmt fees?

    I think we're paying $19xx for a 1500 sq ft.

    - Is renovating the flats popular? Save for 1, the several I saw were all with the orginal fittings, which I found strange after 30 yrs.

    Most new owners end up renovating the flats. Ours was also in original condition when we bought it.

    Thanks Shri, that is what was hoping to confirm. It sounds ideal, and the prices are somewhat reasonable (considering we are talking HK-prices after all).
