    either 800k Baht into a Thai bank account or wire 65k every month.
    Many farangs don't have that.

    I know, Malaysia asks for more money into the country.

    I just did some basic research into buying a property in Penang.

    For a foreigner to buy an apartment it must be at least 1 million ringit. You could get a nice 3 bedroom with that budget.

    The two largest outgoings so far are BUPA followed by RM1,100 a month service charge. The SC does include good pool/gym/creche/gardens/strong security/management office/daily trash collection and other stuff I can't remember right now.

    Let me expand on this.

    MM2H is an excellent idea without too onerous financial requirements. Current downside is that it is administered by immigration, used to be a seperate department, and they are fcnking useless. The waiting time for approval is currently around one year.

    Medicals and dentistry are first class, but the hospitals haven't yet got the hang of an appointments system resulting in horrendous, 4hr+, waits even with appointment.

    English-spoken everywhere

    Food-look at Tripadvisor for choices, many and all prices. Rather like in HK European food cooked by locals can be a bit hit and miss. In general decent quality restaurants around half price cf HK. For example have just come back from

    Rentals are ridiculously cheap cf HK.

    Insurance-no view yet, Tax-not tax free like HK, pay16% import duty on goods except under MM2H you can import personal belongings tax free as long as you have them over 6 mnths.(keep receipts for top end hifi etc)

    Exactly. Southern Turkey would be a great choice if proximity to Europe is a factor . Places like fethiye, kalkan, Bodrum have many foreigners settling in.. Easy visa / long-term residency for those settling / buying property. But then hk is a 10 hr flight.
