Dare I say Gold Coast? You can get nice places for that budget in GC.
You can try Grand Austin in Jordan. It seems like quite a few people from the office and wider banking group live there...
Back in July they were around $50k, now it seems colleagues are signing deals for around $42k/$43k for a 3 bedroom + helper room/store-room. Maybe not 1000sq, maybe around 900sqft net.
Has a decent size indoor kids play area. Parks are reasonably close.
You can push your kids around most places in stroller and get to Elements mall and relatively flat.
Island side -> Fleur Pavilia in North Point is new, but a bit of a hike up the hill. Small indoor and outdoor areas. Still pretty local - mainly Japanese and chinese + HongKongers. Very few European expats. Still have to jump on the MTR to get Quarry bay park and some of the bigger kids play areas.
Otherwise, Island Garden is new and bigger, but further east along the island line.
So a year ago we were pretty much set to look for a property at Austin or Grand Austin or somewhere around Elements / ICC and spent a lot of time looking at apartments in these places. Will start looking into this again if prices have come down a bit. Thanks for that.
