    I think painting the walls is pretty standard. Walls get pretty messy just from tables against them. Our landlord had our place painted before we moved in with a pretty cheap paint, so *anything* that is resting against the walls leaves a mark we can't wash away.

    However, I think the amount the OP's landlord is asking for sounds pretty unreasonable.

    Elegiaque, that's normal wear and tear. I wouldn't pay for that myself. Except a few chips. The stuff here is cheap and quality is bad, it's not your responsibility to fix bad quality. My paint at my new place is falling off after 6 months.

    Leaving HK, sounds like maybe the tenant terminated the lease early and the landlord is keeping the deposit. In that case, it's reasonable. Let's wait to hear more from the tenant.
