    Using Same Solicitor as seller (as a buyer)

    Hi,

    I have just signed provisional S&P agreement.
    Agent said that seller already appointed a solicitor, and the seller would appreciate if I use the same solicitor.

    I am curious, are there any risks associated with it?
    (conflict of interest, or any other reasons why I should not use the same solicitor as the seller).

    As others have said, you need to get your own for a number of reasons, not least because if there is a dispute the law firm will not be able to continue acting for you.

    Also, if you do proceed make sure you read the engagement letter very carefully and cross out any provisions which suggest that the scope of their obligation to act in your best interest may be limited by their obligations to the other client.

    I am currently looking for a solicitor, but seems like there are very little solicitor with reasonable number of reviews on google.
    Any recommendations on solicitors?

    if the property is a village house, make 100% sure that they have village house experience.
